If your investing in another state / city I would say that a strong agent is extremely important - even if you arent buying deals on the market. 

My partner grew up in Honolulu, HI so she knew the area and how tourism drives the city there.

I am curious @Tieirra Singleton...how come you go from the inner city of Chicago (Woodlawn, Bronzeville, & Englewood) to the north suburbs (Evanston)?

The city somewhat aligns with the school year, so there aren’t many relocations during the winter months.I like North Linden, North Hilltop, and South Hilltop for their affordability and better than the worst crime rates.

I would just make sure to call the city and let them know your plans in full detail to make sure that you can do it.  

Even though RI is a small state you want to be aware of the differences in cities and towns same as you would in MA. 

But thanks for the mention @Jay Hinrichs I'd invest in my backyard, outside the city of Seattle.

Still boils down to will the developers go for it and will the market receive them well.Portland came up with some really high density rules to allow these little tiny home villages and the planners and city was so proud and a few developers tried them but the market ( buyers) dont like them and the projects have failed so no one is building them anymore..
