@Gabriel Harper this has not only already been done but it's actually old hat, it's been done and tried again and again and again, every time with same epic failure and bankruptcy as every iteration before it. 

He had a radio on him and after every 30 seconds they would do a run down iterating the lots that have now been sold.

And he probably made like 6 mistakes on the various iterations of contracts, addenda, etc.

The key to the choice here is not the tax situation, it is the compounding of the 50% return over more iterations.

These iterations help reduced overages and increase accuracy going forward.

Using the $120k to seed a $480k finance is an appealing option, but would leave me without capital to perform another iteration for quite some time.

I'm not so interested in striking gold right away but more to familiarize myself with the process so that I can continue to iterate on it and get over the fears and analysis paralysis I'm currently feeling.

As small investors we should be agile enough to find the best way for you to provide for yourself, your family, your tenants and community.
