I’m just not sure what I am getting into tenant wise.

other wise they can out source all of what your doing pretty easily with VA's etc and the direct mail guys on this site but those guys don't work on performance you have to pay up front and direct mail is very expensive. 

Flew out amd met with them last year.... saw properties, saw the Holton Wise office.

If the apartment doesn't have one you really can't rent it legally and you will always be in the wrong if something goes wrong.If it wasn't for illegal in-laws a lot of people in the Boston area would be in even more of a pinch, but that still leaves you in a precarious position liability wise if there is a problem.

@James Wise  I will start another thread so we don't hijack this one.. it took me about 3.5 years on bp to understand that people don't like these threads going on a tangent.. so just for you I will start a new thread on the subject.

If you do not speak German, it is certainly wise to find some help when house hunting.

Sometimes Sellers frown upon that language as smart sellers are wise to avoid contract flippers. 

@James Wise  Per your request.Coming out of the late 1800s most of the major west coast cities that we know and love like LA  SF  PDX SEATAC were all subdivided by the same engineering firms  at least SF and Portlandia were.. this led to land speculators in the day going out into the Western deserts and other remote areas.. buying what were large land holdings , Spanish land grants and other lands that were not govmit owned.. then in the day you could simply create massive subdivisions buy doing basic surveys off of the base and meridian lines.. which all of the west is surveyed off of... this is called section land.then create these massive tracks of lots.. some were like up in the apple valley, Lancaster,  Barstow type areas mainly 5 acre tracts.. and were done on a grid pattern.. streets in ( mapped but not built)  and of course spiraled out of a small little town off the railroad track or the few roads that existed in those days.. you took your map and recorded it at the county, county was happy they just got 5 thousand lots they could send out tax bills on..

I hate to make assumptions but California investors are known for not being wise when investing here in SA.
