If you bought two duplexes and after PM they netted 200 a door versus the 4 plex at $250 a door or vice versa I would choose the situation that nets a better P&L.Regarding the use of loans - I don’t know if the $0 VA loan has PMI but if it does I would just factor that into the numbers for whatever you purchase with it.

The idea is to get to know, like, and trust them and vice versa.

So if you were presenting on Kodak, for example, and started off with "Kodak was founded in 1888..." he'd sharply cut you off and say "you're sitting in Kodak's Corporate Office, the CEO, COO, Vice Presidents are all here...and you're telling them when their company was founded?

I do agree both debt and non debt can be successful business plans without a doubt, it is merely a decision each person has to make  I would never say that debt free is the only way that works or vice versa, let's hope that we can all succeed and run successful businesses brother!  

A growing local market should be able to support a growing percentage of "nicer" places, and vice versa.
