Any mention of college or student or renting the property out by the room will preclude it from most financing.What is each individual property worth?

I don't hate my job, but am looking to use it as a way to pay off my student loans and then fund my investment portfolio.I am very interested in real estate as a method to grow wealth and achieve financial freedom (like everyone on BP). 

Student rentals is big business as you can imagine.

- Do the college students needs renters insurance?

The price point is not $25K, it is $10K to $25K and at the $10K level, there is enough 'hand holding' on deals that it is well worth the money (in my eyes and several other students).

I currently live in Northeastern PA and am looking to buy a duplex in the area to rent to Medical students (maybe undergrads as well?)

They should be able to take your agency pay as long as you have been in the same profession for the last 2 years. 

Read about both professions, interview people in such professions already about their daily lives and then decide for yourself which one is more suitable for your personality.
