I see the job market continuing to be robust with companies continuing to invest in the Des Moines metro area.I have a couple of rental properties in Des Moines, but I primarily focus on Cedar Rapids (smaller scale and 2 hours east of DM), but I like it for it's lower price point entry on housing and it's positive momentum it is seeing (just like DM).  

Hey Ruth, good for you for taking your first step into REI, the first one is always the most difficult but let it help you build momentum!

Once you get some momentum, you'll realize you don't really need that much capital coming from your pocket.

MIP might be higher on FHA, but it is a great way to get started and build momentum in REI.You can put 3% down as a First HomeBuyer on a Conventional loan for a 1 unit and 5% down on a conventional loan for a 1 unit if you are not a first time homebuyer. 

One large widely recognized fund I invest in is stating Jul24 is where the momentum from the 1-3 months prior will take off.

Also, you need to understand what floor you'd be willing to chop up and spec out for smaller tenants to be ready to go immediately (normally a 2500sf tenant can't wait for a build out), the momentum and buzz you create will start to build once you get some activity.

With one property already operational and four more under construction, the momentum is building.

A crucial difference between 2024 and 2023 will be sales gaining momentum throughout the year instead of losing momentum.My Take: I don’t disagree with any of this per-say, just that the balance toward demand, again, is being underestimated.
