Hello Ilya,Where are you looking at purchasing your 1st property.When converting a property from a single family to a multi family, you will need to check on the zoning requirements, depending on your location, not every location has zoning.As far as lending goes, it is far easier to finance a single family up to a quadplex, than financing 5 plus units, the DSCR Market for 5+ units is extremely low right now, and there are few if any lenders in that space.For financing 1-4 units, there are Millions of dollars chasing those loans, so you can easily obtain long term financing, at rates between 5-7%.Please reach out if you have a property identified, and I can help you with financing options.

Please shoot me a PM if you would like to chat or just say hi.All the best,Phillip DakhnovetsGuardian Property Management & Maintenance Hi Phil,It's great to see another member on the forum from Toledo and investing in Toledo.Same here mate.I've travelled the world, lived all over the world and bought real estate all over the world.But I'm yet to find a market that offers a "better bang for your buck" than Toledo.Been investing in Toledo since 2014 in buy. fix and flips and also property management.I don't see myself investing anywhere else.Why fix it if its not broken.Downside to Toledo is low appreciation and difficulty finding motivated and competent staff.But is probably more so me being a poor people manager than the actual market itself.Wishing you much success in Holy Toledo hehe 🙏🙏🙏
