Many people learned this lesson during the big freeze in 2021.   

I’m still learning about the process but a Construction-to-Permanent looks attractive if owner-occupied terms could apply.

Moving forward, I'd like to revise my lease agreement to include this language, thereby eliminating the need for an addendum, but at the moment, this is my solve.Thanks so much!

You’ll have to decide on property management or dig in and learn about managing tenants on your own.  

You learn about the area and learn how to price renovations (at least somewhat)
