I was able to get that far from Scott's training, and independent research, JV'ing with experienced investors (Wayne Snell, Jayson Gray),  just doing it at figuring it out as I go. 

Could it make the offer seem a little gray and less strong?

Example below:Rent - $1000Security - $1500Max you can charge a tenant for move-in is $2500 at lease signing.Someone said you can charge fees in addition to the deposit - perhaps this is a gray area.

The ominous gray sky also brings a certain mood to the house which might not be shown in the best light.

Some SDIRA loans between A and B that Andy brings up (through the SDIRA 'dating service' pool) seem to me to be in a gray area, though.

There are gray areas and that is why there are laws, courts, etc.If anyone can point out specific laws or court cases I would love to see them.

It is more general as to various other activities.To me it is simply a math formula regarding the additional gains that could be generated using gray area techniques (nothing blatantly wrong) vs the risk of getting caught multiplied by the penalty for getting caught.
