I think this will be an important factor for the region, what the future workplace looks like. 

It sucks that the system in Chicago doesn't recognize landlords are human and sometimes make innocent mistakes that don't harm the tenant.

While there are no specific Georgia laws regarding mold prevention and remediation, if the tenants are harmed by the presence of mold they very well could take legal action.

Another point in selling this low cash flow property is if you don't, this mortage might harm you down the road, as lenders only look at 75% of your rent for income, and this will just drag your DTI down for future loans.

Their latest proposed legislation was quite harmful to STR owners and most management companies, so there was much criticism from several local groups but AirBnB and Expedia are also lobbying heavily against it.  

They're telling you up front that they cannot make rent for the near future due to inflation harming their business, so issue proper notices per landlord/tenant laws, make sure you're doing it correctly in case you have to file for eviction, but also offer them "cash for keys," where if they have somewhere to go, a family member or friend, they may jump at the chance to exit the lease and get some of their deposit back if they can leave in X days, saving them from having an eviction on their record. 

I'm going to guess they may not want to assist in any way.No harm in asking them.
