Half of what will be built will be built bad enough it will be rebuilt again once the owners move in and find workmanship to be haphazard at best, and the rest will be done to a professional standard.

You can start small, do BRRR then do bigger deals through 1031 exchange or short cut the process and partner with someone with the experience at least on the first couple of deals.Makes sense?

Apparently the properties should have some good emotional content/emotional appeal so that there will be a solid demand but more often than not, the RE agents are just shortcut people that try to make huge money with the least amount of work.

What I have received on the accredited side (not Crowdfunded) is more like the stock market side which has pretty strict pump and dump or hype rules on what can be said about the project and expectations.Much of what I see here and on other sites marketed to investors in threads and emails would not cut it.Inflated ARVs, haphazard repair estimates, estimated rents, quick sate (one month) estimates, experience resumes, etc are just few areas where there does not seem to be any accuracy accountability now.

The insurance software will spit out typical retail prices.As an investor, you want to know what you should be paying, which is typically going to be less than retail (and less than HD labor prices).There's no shortcut -- you'll need to talk to contractors and look at materials.

By pricing slightly below the market and thoroughly qualifying our tenants (contacting the last two or three landlords and not short cutting that step,) we have low turnover and rarely need to evict.
