@Patrick Desjardins I know we are splitting hairs here and I have no hair to split :).... the act of committing waste on a property is a event of default.. but its not illegal like they can get some type of added penalty against the borrower the lender has the right to take the collateral if they deem its not being taken care of properly..

Get in there and fix some frozen pipes, start with a hair dryer and graduate to a space heater, or (like I did) take your wife's favorite 'fancy' electric fireplace and drag it into the crawl space dirt to thaw the main floor P trap under their tub because you have no options and nothing is draining4.

You only needed a pinch, so luckily we only needed to order a tin or two at a time, but I still remember pulling my hair out each week as I'd check on the saffron supply and sure enough, one tin did disappear at one point, causing me to lock the extra supply in the safe!

We were eventually successful, however it took 18 days for us to get Flipkey to agree to get the seller's approval to transfer the funds.So I lost a lot of hair last month as we worked through what seemed to be one roadblock after another.

Good point Jon, I usually try to make it short, sometimes things are more involved and still only scratch the surface.I do skim long posts, those asking a question but first have to tell us how many kids they have, hobbies, favorite dinner, favorite song, color of hair and eyes, not sure if they are asking a real estate question or trying to date someone. ;)I just can't resist mentioning my old buddy from the Sunshine State;@Dion DePaoli LOL :)

it takes some Kahuna's and a lot of cash.if we want title insurance 48 to 72 hours. if there is no hair on the deal.I think the major difference from us West coast guys and a lot of you East coast guys is your so dependent on Attorneys we do NOT use attorneys at all unless we are doing multi million dollar deals that are very complicated.
