Regarding the Lease up fee, like everything in Real Estate, its all negotiable, my manager charges me well below 10% management fee and no lease up fee, he doesnt think its a fair charge, they also dont care if i get my providers, or use theirs, this tells me the mark up on service must be minimal if at all, I totally agree with HVAC, you gota get to it ASAP, especially when its 15 below with 40 mph winds, you will freeze up a house in a few hours in really bad conditions.
