It might also be a conflict if you have a client looking for the same things, however this is also unlikely, it is harder than people think to get new clients and investor clients that are always looking to buy something new are very unusual for agents who are just starting out.

Get it on the MLS, Make sure you have great pictures and make it easy for Agent's to access and show your property (Don't put some BS in there about not being able to see it from "this time to this time" or "Home-owner needs to be present") and Offer a 2.5%-3% Buyer Agency Commission.
