Today I attended a meeting where the Director of the Maryland Real Estate Commission commented on how they are becoming more viligent about flippers who fail to disclose material defects.

It took a few months of going back and forth on negotiating a price, mainly because the seller was an entity with a board of directors, which all had to agree on the responses.

The rules prohibit the direct or indirect furnishing of goods, services, or facilities between a plan and a “disqualified person".

Expressed in plain English, the framework is that all activities of the IRA must be exclusively for the benefit of the IRA, and there may be no direct or indirect benefit between an IRA and a disqualified party.This prohibition against benefit is a two-way street.  

For the first 12 years I worked for several large scale national developers / property management companies in Florida where I rounded out my career as a Director Of Property Management overseeing a portfolio of over 2,000 apartments throughout the state.In 2011 I moved back to my home town of Manchester NH to join my now business partners in growing a successful real estate development/property management company.
