I pay 7%, full months rent for finding a new tenant, flat fee ($100) for processing a renewal, and half-months rent if the PM manages (eg; gets multiple bids, contracts out the work, etc.) any turn-over repairs, or I can do that on my own.I've got 10 properties with them and average 2 vacancies per year, so my effective rate to them is 7% of rent-roll + 2 months rent + $800 + 1 add'l month rent (2 x 1/2) for managing turnover repairs. 

If these tenants are willing to put down $1200 just for a pet deposit that will say a lot.We flat out do not allow pets in our multi-family buildings, but will consider pets in SFRs.  

I pay an 8% flat fee on my loan amount.  

I did the study in a relatively flat year to remove any appreciation variance.

I was so enamored with living the downtown life that I shunned any opportunity to get a 2- or 3-flat via FHA.  

I recently purchased a three flat with an FHA loan and my 60 day move in date is June 27.
