You can amend the purchase contract to change the buyers name, you don't need an assignment.

(I'm an accountant but, I'm not a CPA or a Tax Professional) but..I'd track expenses in the inception of the buy & hold idea up at least until the beginning of the 2017 tax year, pretty sure you can amend for prior years expenses.

@Mariana Rojas If you did not file a Schedule E during the years you rented the property, you need to amend your tax returns.

This also assumes the lease doesn't guarantee water is covered, then you will either need to amend the lease or wait to make the change at the tenant turnover.
