Todd, I am looking to buy in South East Michigan.

Does anyone own or operate any type of group home setting in Southeast, MI? 

My rental properties are mainly in the Southeast Michigan area, the same state as you are in.

there are plenty of properties that still cash flow. we just listed a 4 unit in southern orchards on the south east side of columbus that someone could live in and offset their complete mortgage, as you get to better areas though that thins out. if you are looking in Class A or B it'll be difficult to completely cover mortgage. areas like 43201, 43202, suburbs, and parts of the urban core that are the most desirable. 

The issue with LA/OC is the ratio of the rents you can charge relative to the value/mortgage of the property..For instance I have a $240K property in the south east that's consistently rented for $250 a night. 

I own a SFH rental in Tucson, South East side.  2200 sq ft.
