With Austin prices already super high (compared to the rest of the State) + somewhat of a remote work environment, it's possible that a migration towards San Antonio will start to pick up for more blue collar, price sensitive tenants looking for cheaper housing .

@Jason Howell You can't just approach someone out of the blue though, so you will need a solid relationship with them first.
