I agree with all 3 of the points Dave makes.If I remember correctly, the point of view Dave's referring to is one of market characteristics buffering the many other risks.

The common characteristics that I see are enduring ambition/work ethic, emotional resiliency, embracing change, accountability (ownership) and a willingness to help others and subvert your own personal goals to the goals of the organization.

The Pro reports seem particularly useful because they give a better analysis of the compared properties and their characteristics and their actual distance from your property.

Both are pretty much the same area and share the same characteristics.
