I think building in commercial zoned areas for the most part will make the STR a little more undesirable.

Its just some drywall mud and touchup paint to fix.

With so much talk of multifamily investing, demand has been high for 2-4 units with only properties having fundamental problems still sitting on the market - either structural issues, undesirable location or seller not willing to budge on asking. 

Except for how to mange the leads, I understand about using the tasks, but once you create a task and hit several other buttons that pertain to the situation of your lead, before you know it you have a whole bunch of task that are really unnecessary then you end up mudding all of your task, you spend time trying to weed through the task.

Should this be considered a show stopper, or is this, while undesirable, not uncommon (especially in a 100% investor owned complex)?

I live in Denver where one day it is snowing and the next day it is 50 degrees and the roads are full of slush and mud so I always thought this would be a good market for a car wash.  

For example, they had the wrong year for one of the houses, listing it as built 10 years newer (1962 vs 1952)2nd, the appraiser has a limited percentage amount they can reduce or change a property's value, and he/she can only manipulate certain variables and cannot take into account other unusual or undesirable circumstances (ie - you showing them that the neighborhood has many registered sex offenders living there (the appraiser's words exactly). ) The appraisers need evidence; show them any costs, expenditures, etc., numerical or photographic evidence in your favor to bolster your protestation.

I hope/suspect that society will come back to it's senses on this subject......and a bunch of other PC crap that are dragging our society into the mud.

Then, prefill the crack with hot mud.
