Wood floors need to be sanded down to eliminate the existing finish and stain, Then stained, then at least 2-3 coats of finish.

I did buy the nicer stuff with the hope that in the long run the extra $$ will pay off...thicker, has underlayment on it already and hopefully will last a lifetime....we shall see

Also the pictures don’t show anything besides a outdated kitchen and bathrooms, the nice looking hardwood floor needs some sanding and nice coat of poly.

We hired a painter to come in and coat every paintable surface with BIN to embalm the smoke in a lacquer tomb and then paint over it.

The flooring guy can sand the top coat and apply another coat of poly to reduce/eliminate the bubbling.
