In regard to studying markets/area, do you have an approach to take to gauge whether if a county/state is worth investing in for fix/flips?

I do agree with others here that this does not seem like a great approach.

A lot going on here @Russell Taylor (warrants more than a blog response) I would find a real estate specific CPA who is willing to take a legal yet effective approach to lower your tax burden

I know a couple of builders that I might approach with this.

We even went against the lessons this approach gave on one property and that property failed as a MTR (I was right, my wife was wrong on that one).

I would like to chat with you more directly about house hacking as I approach my first deal!

**I know this is all going to vary based on everyone's unique goals, timeline, and life situation**But I am curious to know how you think about your real estate portfolio and how you approach your strategy.

I suspect there is no cash flow anywhere on high leverage single unit that can approach this and this is by far my worst.
