I agree with everyone’s sentiments on this thread.

Buyer sentiment is not improving and with 2008 being the only memory of a housing crash to a good portion of the population, their behavior is likely to lead them to sit and wait further eroding buyer sentiment. 

Next time I’d hope if you feel like being so critical of a post that you would actually read what I said and ask your self the following question before replying:“Is this untrue, or do I dislike what I interpret as the implied sentiment?” 

Most seasoned investors here on BP allude to the fact that their profit is made on the day of purchase (because the properties they buy are ALREADY worth more than they paid for it), and so any future appreciation is a bonus, not a given.For the unseasoned investor, let those sentiments soak into your being before embarking...

Now that we've had this epic run-up in prices, the mean sentiment seems to have shifted away from that and has somewhat progressed to one where no cash flow or even negative cash flow is acceptable because your property will appreciate in value.

I agree with the positive Toledo sentiments from all the Toledoans.

Then another article came out shortly saying consumer sentiments were at 7-year high.
