On most of the walls, I could peel up the two layers of latex paint by just making a little divot with my fingernail and then tugging on the edges; in some places I had to use a putty knife.Once I got it all scraped and sanded, I did the saturated-TSP-solution wash on the walls, and it didn't seem to cause a problem - but then again, I had already removed most of the latex paint at that point.

Given the direction I believe we are heading Im looking at stable assets preferably Multi family -not Mobile Home Communities, and possibly self storage depending on operator and saturation of the market its located.

Everywhere else is pretty saturated imo.

I think the 2 biggest mistakes they made were they didn’t have a strong advertising plan and relied too much on placement agencies and were in an over saturated market.

Ohio is usually pretty good but Colombus is saturated making most of the deals suck . 

I would say Nashville is a bit saturated and STR are having a soft year.  

I absolutely love Jacksonville and am very bullish on the North Florida market however like many other areas of Florida I believe it’s a little to saturated for my investment liking.

Consequently, in many markets that list is saturated.

Houston is saturated with self storage units, with more in the pipeline.

Even if I were to find one, I'm leary of the out of state and institutional investor presence already saturating the market.Any seasoned Atlanta investors out there that can shed some light on the Atlanta rental market?
