With respect to rent control sweeps over the entire Bay Area in the next 20 years, can it be a good thing?

@Brett Snodgrass  in my mind totally market dependent.and generally speaking if you have no other way to get properties one probably relies on them and you wade through the garbage to find a gem.those that tie up MLS properties and then try to resell then like happens in Texas I have ZERO respect for... to me its bush league.I know my clients get deals from wholesalers but me personally I don't have time for them. far to many are brand new and do not have a clue and the one's that are experienced have their buyers already...

@Jabbar Thomas Dude this is awesome for two reasons: one you aren't afraid to share bad news, which I respect, and two every great real estate investors makes these mistakes.

I respect my elders and their advice, however, make sure that the advice you decide to follow fits with your current economic environment and not your parents' or grandparents.

For the record, I know and respect David.I find nothing to disagree with in these statements, but the attorney conclusions do not support your suggestion that these types of agreement be utilized.

On the other hand, checks arrive on time, and the tenant was very respectful of the unit and the property.
