If you are looking at the 500k price range here in VB or Chesapeake there are a ton of options and many of them can be ideal for this type of investment.

Know that houses in that price range are in crappy neighborhoods with typically crappy tenants so you will probably lose money between high maintenance and evictions.

In my experience I have seen that range from 30-60 days (could be more, could be less).

Contact an investor asking for purchasing criteria and then immediately put the investor on a mailing list where they are inundated with automatic emails and recieve every new listing in the target neighborhooods, purchase price range etc.2.

There have been a few condos go on the market lately at Alpine Village but they go fast and usually for around the $600,000+ range for a 2bed / 2bath, 1,000 sq ft place.

The PP is around $72k but current value range is around $140k+ based on recent comps (not a lot in the area though). 

Projects in this price range are our bread and butter -- custom builds, whole house remodels and additions. 

I can’t tell you the exact price per sf, but generally, I’d pay about 10-20k for just drywall, carpet, doors etc in an unfinished basement, if you have any minor  foundation issues/leak that’s probably another 5-10k adding a bathroom is probably in the 8-10k range maybe a little more if you have no drain stack in the basement, digging down can easily be 50-100k
