His philosophy was a tenant will move out with little or no notice anyway and not much you can do about it, so might as well put them on month to month....from his side if there is something they are doing he doesn't like....too many people, too many cars, playing loud music and disturbing neighbors, pets they didn't disclose or whatever, he can raise the rent or give notice to move out with 30 days notice since it is month to month.
