If a buyer offered me seller financing at 0%, I would likely not continue any conversations with that buyer.You can offer seller financing to a seller and offer 0% interest but you risk the one of the appeals to a seller by them offering seller financing which is more money if they accept payment terms.Furthermore, if the seller is savvy, they may see what you are trying to do and ask for a higher purchase price, which indirectly is like paying interest.

Cash is always acceptable, but if like me you're not local to the unit(s), some form of indirect payment becomes necessary.I have become a fan of online payments as the tenant can post rent payments in the middle of the night.

While I know it was mentioned a few times... albeit arguable, the best way to lighten a room is to light a room... adding light fixtures (direct and indirect) is a great place to start and the impact is tremendous!

It's common in my area for tenants to pay for all utilities (either directly or indirectly via reimbursement) but I'm at least a little concerned that rent would have to drop if the tenants are no longer getting their heating bill paid for.
