The more places I look into, the more I see agents representing properties with financials that are either grossly exaggerated, complete guesstimations, or done 100% incorrectly showing that the agent doesn't know how to compute basic financial statements.

As of right now, the payoff for the HOA to compromise is lower then their payoff for not compromising, because they still have the (likely incorrect) view that they will be made whole on their $17K lien from some magic HOA insurance fairy.

Without seeing the document, I'd guess that the clerk could properly index the document even with missing or incorrect information or it would not have been recorded.
