Locating, marketing and negotiating the deal, understanding the underwriting, using escrow and title, and all of the basics are used so that it prepares for the more complicated techniques.

It's essential to have a property inspection, appraisal & ensure obtaining a clear title prior to closing.

We often highlight them in our titles and also in photos and property descriptions.

If you transfer the title into an LLC(s) the policy should match the title.  

In actuality the lender won’t lend because title companies won’t offer title insurance until the 2 year period expires.  

You would literally be better off selling and buying an identical home in the neighborhood raising your cost basis.

And then you can just close the loan at a title company.The harder part is finding someone willing to lend private money to you at a decent rate.

Title company writes for payoff demand and you pay it off in an escrow. 

At 20 years the tenant would own it, but not sure how to transfer the title when complete.
