Selection of properties is an investment decision that will effect the quality and quantity of cash flows you receive ... that part is correct ... quality properties in quality neighborhoods are what attract quality tenants that produce steady cash flow that increases over time ... properties in ghetto war zones, the type where the rent to price ratios are super high, which is what you apparently screen for, do not do that.
