Thanks all of you, this certainly is a friendly and welcoming community.You are correct Jared, Vancouver is an extremely expensive market to own and live in, and my wife and I are actually considering moving away if we can just get enough of a head start in real estate that I can quit my daily grind job as a contractor.I am working with my father who has already set up our legal and corporate structure.

Tenants wife told me they were upstairs and heard the noise. 

The keys to a good finish is the right surface preparation ( diamond grinding with a finish at 120 grit to 150 ), the right stain ( typically water based that looks consistant with color and finish), and the right sealer.

Be sure the tree is completely dead, including all roots, before you grind the stump.

I want to believe I'm not attached to this property, but I can't for the life of me figure out why they'd let the prop fall into so much distress, have that much equity, and not want to cash out.Back to the grind, I'll update with how it plays out.

I'd love to quit the 8 to 5 grind one day and focus on real estate investing in order to earn a living.

No target, then you're just shooting making noise hoping you hit something interesting and profitable.There are thousand + combinations, brain storming can be fun, conversation, but without a target to meet, it's speculation.
