The market basically tells us that lower cap rates mean lower risk despite some people try to twist its definition. 

A gentle warning, the dreams merchants prey on noobs asking for mentors.

AS IS - you can't make it any sweeter; but my old broker told me once some people simply won't close until they feel someone's arm has been twisted, yours or theirs.

The twist is that they are Owner Financed notes.  

Be gentle but direct - avoid the "your place sucks and here's why..." approach. 

The ICSC is where reporters get snippets of info and then they sensationalize it and twist it to something it's not.Most of what my clients buy today is small tenant retail that is thriving and doing amazing.

Don't play favorites, you've already been very gentle with the increases.

There are a lot more twists and turns with an addition and I would not advise it for someone who is new, gets stressed easily, has low patience or a lack of capital.
