This is why I'm not crazy about it because I'll have to go to the bank with my hat in my hand again and face the scrutiny of their process instead of the set-it-and-forget-it approach I like.

Overhead in general like you mention @Jarrid Dotterer.In my experience, the best contractors and subs drive unassuming but functional trucks, have well-worn tools and their work speaks for themselves so they grow by word of mouth and you are lucky to get on their schedule.The 'Big hat no cattle' knows no bounds!  

Instead start the exchange and get 45 more days to see if you can pull a rabbit out of your hat.
