I dont need to pay an inspector $400-500 to go see a total gut rehab property and then send me ten pages detailing that it needs to be painted and their are dirty outlets. i am more concerned with the big ticket items that affect a rehab budget.

Perhaps even a few flowers from Home Depot planted in front or new paint for the front door - something that will show up in your photos online & make the place inviting & memorable.When I look at the competition on Craigslist I’m always surprised at how careless the listings photos are - and many don’t even bother using any images -  it’s fairly easy to make your place stand out.

I personally replaced the garbage disposal, all light fixtures, outlets/switches, toilets, and garage door springs.
