@Derick Bonsu, we are renting it by the room, we just happen to have two bedrooms in the basement with a walkout entrance so it works awesome for everybody's personal space. 

It’s still a part of the main house but can be separated with an exterior entrance to allow for privacy from guests.Dig in to the local ordinances regarding short term rentals and see what type of language they might have about shared rentals or renting part of your primary residence.

The downstairs is mostly above grade and has a separate entrance.

My plan is to rent out the downstairs after creating a private doorway entrance (theres 2/1 and a kitchen in basement). we would share a washer/dryer which is downstairs as well.
