Think of it from the PM's perspective: if you were them, would you deal with the significant headaches of a C or D area (non-paying tenants, trashed properties, crime, police calls, etc.) for a 10% cut of a single property (probably just a few hundred bucks a month) ...I wouldn't.To make matters worse, the property isn't appreciating (because it's in a low appreciation market, or even a depreciating market), and the tenant pool is primarily made up of people with bad credit, low/no income, and a history of property damage at the previous places they've rented.

I’ve got a couple that get their checks sent to me directly from their banks that just set up autopay and the bank cuts the check around the 24th of the month and I get it by the 27th each month.

Sounds to be like "burn-out" on single family homes, I'd rather have 3 houses than 6 apartments any day (comparable properties), from just about all aspects, financing, liquidity, marketability, vacancy, insurance and time to manage, residential SFDs edge out small multi family in my book.

There is also the thing of a physician loan where I wouldn't have to put a down payment on the house and secure a loan although I would want to try to aim for a fixed rate (or maybe variable since interest rates are potentially going to be cut in the future?)
