I felt paying $57 per exterior door lockset was prett ridicolous at Lowes and Home Depot...Just happen to be strolling through wal mart and noticed a almost identical oil rubbed bronze set cost $27.00The oil rubbed bronze passage and privacy locks were also 40-50% cheaper...Cabinent hardware....

My concerns about this is rental competition (since there's 20 identical units next door) and inability to increase value appreciation (outside) since enhancing the outside of the one 4-plex unit probably won't have much of an effect on the whole complex.

That's based on the fact that, in this area, two houses that are nearly identical other than the amount of above-grade livable square footage, the one with more square footage will sell for an average of about $15 per extra square foot more.Now, occasionally I'll have appraisers who will use $12/sf or $17/sf instead of the typical $15/sf, but I don't attribute that to them using an arbitrary amount -- instead, I attribute it to different appraisers using different data and also taking into account subjective aspects of the property, as K.
