Once we do about a 100k rehab It will produce us an 8.5 cap at 2$/sf NNN if we just lease to regular medical and/or related businesses as it's right in the middle of a very heavily populated medical zone.Depending on timing and wether Marijuana gets a green light in November in 26 States including Cali we could lease it to a MJ dispensary on a 20 year lease with a high double digit cap NNN.Personally, I think the train has left the station on MJ and the Fed will have no choice but to acquiesce to the desires of the 30 plus stated that will have legalized or at least de criminalized it.

@Laura RechesYou may not actually need their SSN on an application - there are ways that you can still get credit and criminal reports without you needing to have that on the rental application.

They charge $30 after the BP discount for general members, and that gets credit report, criminal background check, and they just added an eviction check feature (that I frankly don't know anything about).

I also do not charge tenants a late fee, for a first offense, we all have made mistakes, are forgetful and things happen, it is out of courtesy.My prior and current business is/was driven by poor landlords, when tenants understand you appreciate them and care for them, it does wonders!

:One man's opinion -Buyer's, if they are not themselves members of the MLS system, are not bound by its rules and I don't see how anything she did violates the law.There are civil and criminal laws.
