Otherwise it's on a case by case basis of the risk/reward with your specific tenant and what you're willing to offer them.

I would say, heck yeah they're worth it, to investors that are willing to take on the challenge & go about it properly after assuming the risk/reward.

You are better off buying a REIT in terms of risk vs reward.

Flipping is hard, stressful, and rewarding IF it is successful.

Many of the prominent "crowdfunding" (I don't really like this term, because it is conflated with rewards-based and donation-based crowdfunding) sites use NALs from Angellist or others that are still part of the 506(b) exemption.  

A buy and hold strategy is for the long term and you will be rewarded for your patience.

Even with all that, I chose to invest here as the risk/reward was worth it.

In a nutshell, short term rentals are higher-risk, higher reward, but can be feast or famine.
