@Marco Lopez investing is all about risk mitigation, so if you already have a known red flag and don't feel comfortable then why not look to buy a different property? 

@Dane Lopez nice to meet you and YES lots of my clients have done house hacks and I have been in the real estate game in SD for 20 years.  

There are always HOA fees and they can range from $75/month to $600 (look at Reunion and Celebration - you almost can't GIVE away a nice house there because of the HOA fees and the fact that it's like a ghost town in Reunion..

I've made great connections, hell I even sold a house to a certain biggerpockets celebrity that was a personal idol of mine and who's books pretty much got me interested in real estate.
