@Michael Evans  well I bought that 4 acres on a lark.. and low and behold Graton Indians build the largest gaming casino in all of Northern CA right across the street from me.. bring in all the UTLS city zones me mixed use residential.. and if you know RP there is NO new construction literally NONE huge housing crisis.. so we are just going through planning at the moment..

We're also about halfway through the build of a 500mil+ casino & hotel in LaCenter (about 15 mins north of vancouver on 1-5) that will be sure to help drag more development from vancouver north. 

The house always wins at the casino doesn't it?

Some of these developments are already on line (Circa Casino, Project Neon, Raiders Stadium, etc.).

I was one of the dummies that overpaid for a 3 bedroom Th near the now nice casino (I don't go).

Nearly 20 acres right on busy highway just outside (1 mile) major metro area with military base, casino, shopping and large manufacturers.

But I imagine if you kept it up with other enthusiastic folks, you'd derive the intended benefit of a positive cycle of encouragement.

I recently had a lot of interest in one of my houses during a showing and received a couple of applications from some qualified tenants and I am trying to make the right choice and wanted to get the opinions of the bigger pockets forum:Applicant #1 - a couple that was incredibly enthusiastic about the property, filled out the application and gave a security deposit at the showing (I told them I didn’t want it until I screened the application, but they said that I was free to tear it up if I went another direction, and they just wanted me to know they were serious.
