I assumed the traveling nurses were professionals and would behave as such; until now, that has been the case.

If any tenant pays for any repair, say arising from any emergency they are entitled to deduct costs paid from rents.Tax wise, an owner would be having someone else paying for something that they are required to depreciate, when you take expenses as one deduction to income or over any period that they did not pay for that would be a tax fraud issue.There are also insurance issues, in residential a tenant's policy does not cover the building or improvements.

You could utilize the house hacking strategy here though which would be having your brother buy it with an FHA loan 3.5% down, live in it for a year as his primary residence, then reassess the situation and rent it out from there.

I've rented to families like this and the wear and tear and negligent damage from these families has been substantially more then well behaved families.Everyone should present their best during a showing. 

The reason I find them is because I know what a motivated seller is, how they think and behave, and I know what VLUE is to them.

TBH i suspect we'll be having UBI conversations in the next few years.
