A bit of background:  My wife works at Stanford Hospital and recently became a Clinical Assistant Professor. 

The government has to approve the lease and inspect the property, but you are allowed to screen tenants as normal, and I would do thorough background checks!

However, the normal background and credit checks will almost always weed out undesirable applicants. 

Louis, but the small essential service sector dominant cities that are relied upon for weekend shopping by the town of 2,000 that can't support a Walmart, Dunkin Donuts, Outback, etc.  

After that marathon of knowledge and information I wanted to to play Rocky training montages in the background and buy a dozen deals!

I didn't vet him at all (no credit or background check, etc).

Just curious if anyone uses Truthfinder to do additional “screening” or background verification for tenants?

If I have 3 applicants that have similar work history, clean backgrounds, and similar credit score, then is it okay to choose an older single person over a younger couple.I should state that the most recent tenant I did a terrible job of choosing and after just a year we threw the carpets out and filled two dumpsters with house and yard trash. 

I've recently teamed up with a business partner who has complimentary RE skills and a construction background.
