Also, I'm assuming you've checked out the bigger pockets podcasts or if you're wanting some local Denver market information check out the denver real estate investing podcast that's run by  @Chris Lopez -both podcasts are amazing and I highly recommend! 

It's obviously going to be amazing starting out but will be a clear indication if the equity could be better used elsewhere via a refinance, 1031 or outright sell.

I am not saying that my posts are amazing (they are far from that), I am trying to sort out what constitutes an up-vote for people and if they really matter to the other posters and readers.

I am often amazed at the willingness of people to part with large sums of money with someone they don't know while simultaneously hesitating to pay a lawyer to protect them at the outset but in any case, if it helps any, you are definitely not alone. 

Some pretty amazing technology has come on the self storage scene recently.
