Use a site like Propwire to find an off market home in your targetted area, if you feel inexperienced about the renovation talk to friends, coworkers, to find contractors that are trustworthy (key part) to partner with to make the fixes needed. 

this is why investors should try to achieve paid for real estate  small number of grade b or A homes leads to the lifestyle pretty much everyone on BP wants.. no work and cash flow :)  Good job Bill

Eventually cash neutral Is achieved but how long will it take and is there any of that sweat equity still present?

After experimenting with data, I achieved a 3.7% response rate from direct mail and am still receiving calls after 8 weeks.I’m not looking to sell anything; I genuinely want to understand more about effective marketing strategies before investing further in data and technology.

Set yourself a saving target and time frame to save up more for that first deposit (down payment) on your purchase.Good luck!

As someone who invests heavily in Philadelphia, I can also say the price point you are targeting is going to lead you towards neighborhoods where the BBRRR strategy doesn't often lead to realized gains that correlate to the appraised values.

I would be very cautious of a house that sits vacant being a target for burglary even in nicer parts of town, not sure the draw for str in that area.

Right now only targeting single family.
