This allowed me to see the potential of both build/sell and renting since we build for personal investments and for silent investors in the Tri-Cities WA area with 90% of our investors from out of city and state.

People who want to invest as a silent investor want an experienced operator.

I'd like to eventually build up a rental portfolio grossing me $100,000/ year as a silent owner, exclusively managed through a property management company.  

Once my business took off and became recognized, I noticed a lot of the naysayers congratulating me, while others remained silent for good.

The 59 year old land rover.An EV is actually a great machine for rentals -  Fuel cost is cheap - maintenance  (assuming you buy an OEM one I don't expect everybody is going to DIY build one like I did) is basically nonexistent,  but you can still get the whole mileage deduction if you do that,   and near silent operation means its easier to sneak up on the occasional misbehaving tenant.   

At first I wasn't going to do it, she put down $50K, act as 50% silent partner. we collect rents, act as PM, fund repairs, fund vacancies.

Now, it's not like he hasn't done great for himself, but ten years later, I like to silently pat myself on the back that my rentals have out-performed his development business!
