@Wayne Woodson I use a lot of direct mail and internet marketing (SEO and PPC) to find my deals.

Focus on building a long-term plan which entails testing more than one type of list, hitting each list multiple times throughout the year, and using online channels (website / seo, PPC, FaceBook, etc) to generate leads.Once you have leads coming in, then you need to focus on your sales ability to qualify, follow-up, and close them.It's all very doable.

Maybe if you are doing SEO which is really hard and time consuming. 

Using some form of online advertising such as google adwords, SEO or social media will usually attract a younger demographic. 

In the event that no one answers with a good book, search BP instead for "yellow letters" and "direct mail" or "SEO."  

I can handle the phone calls for now.Once you make some money from deals, then you can worry about SEO, Google Ads, social media, etc...so much of that stuff just eats up your time early on.  

SEO around the variety of keywords/phrases your target may search for and drive traffic.

Remember. you CAN do SEO yourself without having to pay anyone (me included).But I will give you more info in pvt.
