I would be open to chat about what you are actually trying to look for because it sounds like you don't have the crystal clear criteria which would help you find a match for your search. 

I dont have a crystal ball but to me this is possible, if rates keep going up very few people are going to even qualify to purchase homes in my area if prices were to stay high.

Due diligence can help mitigate risk, but no one has a crystal ball.

I'm one of the biggest pushovers I know but I was fortunate enough to learn early on.Make the rules crystal clear and stick to them.

Plus my crystal ball these days is a little murky.

No one has a crystal ball to give you a precise prediction of where home prices will be in the future, so this is part of the inherent risk you're taking on.
